The Grove at Sobha Sanctuary

4, 5 and 6 bedroom estate villas of 4,905 to 7,192 sq ft inside Sobha Sanctuary, Dubailand, with handover scheduled for 2029 (Sobha).

The Grove is the estate-villa enclave of Sobha Sanctuary, Sobha Realty's master development off the Dubai–Al Ain Road launched in January 2026. Sobha describes it as a limited, low-density collection of independent villas with private gardens, set among landscaped green corridors, waterways and shaded walking routes. It is registered with the Dubai Land Department as its own project — The Grove at Sobha Sanctuary — which is the project this page covers.

Advisor's take

Why it may suit you

  • Estate-sized homes: 4 to 6 bedrooms and 4,905 to 7,192 sq ft of saleable area.
  • Low-density setting with private gardens, green corridors and shaded walking routes (Sobha).
  • A Sobha project — Sobha says it builds its projects largely in-house, which is central to its quality positioning.
  • The listed plan leaves 40% to handover, which limits the capital tied up during construction (confirm in the sales offer).

What to weigh up

  • Sobha Sanctuary is delivered in phases; schools, mall and park may open after your villa is handed over.
  • Dubailand location: about 30 minutes to Downtown Dubai by car (developer estimate) and no metro line nearby.
  • Large-ticket estate villas have a narrower resale and rental market than 3–4 bedroom townhouses.
  • Long horizon: your capital is committed until handover in 2029.

Probably not for you if…

  • You want rental income within the next two years.
  • You need metro access or a walkable city address.
  • You are looking for a smaller, lower-ticket villa or a quick resale before handover.

This is our analysis, not a recommendation to buy. Every off-plan purchase carries construction and delivery risk.

Payment plan and the real cost of buying

Broker listings show 20% on booking, 40% during construction (four instalments of 10%) and 40% on handover. Sobha does not publish the plan on its project page, so we confirm the schedule for your specific villa from the developer's sales offer before you reserve.

How your money is protected

Off-plan payments in Dubai go into a project escrow account under Dubai Law No. 8 of 2007 and DLD escrow rules. The account is dedicated to building that project, and withdrawals are tied to construction progress. On completion, 5% is retained and released one year after the units are registered to buyers.

Every off-plan sale must be registered with the Dubai Land Department on the Oqood interim register (Law No. 13 of 2008); an unregistered sale is void. You can check a project's registration and escrow account in the Dubai REST app. Pay only into the project escrow account — never to an individual.
